Eyhorne Place is an architect-designed self-build project completed in 2012 within the grounds of the former Eyhorne House. The property is designed to blend in to the local environment giving the appearance of a walled garden; a deliberate design echoing a nearby listed wall.

Internally the main theme is size and space. There are huge picture windows at the rear of the property giving the lounge fantastic views across the garden. The dining room is adorned with a massive roof lantern not only filling this room with light but also illuminating the rest of the living space which all connects via large bi-fold glass doors.

The lounge, dining room and kitchen are all around 30 feet in length and make a wonderful entertaining space, the internal doors are all glass bi-folds allowing the space to be opened out for entertaining vast numbers of guests. In summer this space may extend further still into the garden through 3 sets of triple pane sliding glass doors.

The kitchen features a range of contemporary wall and floor units with a large central island and modern integrated appliances. In addition to this the breakfast area offers plenty of space for another sizable table for more informal dining. The central island is on wheels and can be moved for entertainment purposes.

The bedrooms are separate from the living space, giving them each privacy but without compromising on space. The master bedroom alone is in excess of 21ft and benefits from vast amounts of storage as well as its own ensuite with both a bath and walk-in shower.

The plot itself measures approx 0.33 acres and is accessed via Eyhorne Street. There are timber gates leading to a large parking and turning area with a path leading to the main entrance. The outbuildings include a laundry room as well as an office and several timber sheds. The garden is arranged across one level and is mainly laid to lawn complimented by some mature shrubs and a paved terrace with a water feature and hot tub.

Hollingbourne is a small village nestled under the North Downs some five miles east of Maidstone. It has a population of around 900 people and is home to over 100 listed buildings. The area is renowned for the beauty of the surrounding countryside which offers fantastic walking and cycling routes. At the north end of the village is an ancient track where the North Downs Way and the Pilgrim’s Way combine which also forms part of the National Cycle Network. The village is home to three pubs; two of which are further up Eyhorne Street itself. The other ‘The Dirty Habit' is in Upper Street and dates back to the 11th century.

The village has a good range of day-to-day amenities including a village store with a Post Office. Nearby Bearsted and Maidstone offer more extensive facilities, and the nearby M20 provides easy access to the motorway network, and rail services connecting to London are available from Hollingbourne and Maidstone.

The immediate area offers a good selection of schooling, including Hollingbourne Primary School in the village and Grammar schools in Maidstone. Independent schools include Sutton Valence, Kings’ Rochester and Lorenden Prep.

Potential additional plots available for purchase by separate negotiation. (Aerial view of plot boundary is not 100% accurate and is for guidance only.)
